Commercial Boiler Room Refurbishment

The existing installation consisted of two old cast iron sectional appliances rated at 87 kw each, these boilers are now obsolete, the current regulations now require all commercial boilers up to 450kw that require upgrading must now be replaced with a more efficient and environmentally friendly condensing boiler.

We stripped out the existing plant, isolated the pipework to the existing boilers, isolated the electrical feeds, isolated the gas pipework, cut and capped pipework and removed old boilers. We also broke out old brickwork around the existing flue and disconnected the flue, broke down existing plant ready for disposal, cleaned Pant Room and removed all rubbish and debris.

We unpacked the new boilers and assembled Boiler Manifold as per manufacturers specification, fixed it to the ground and connected the pipework ready for the installation.

We installed new power and modified the controls to accommodate the new gas appliances, installed new Commercial Boilers, new pumps and a new Boiler Cascade System to suit the Boilers.

We installed new pipework services, complete with isolation valves, regulating valves and strainers between the new boiler low loss header and the existing system common flow and return connections and connected onto the existing system cold feed and open vent pipework systems complete with new safety valves, 3-way vent valves and isolation valves.
All new pipework installed was thermally insulated, this will make a considerable difference, noticeable almost immediately and will increase the energy efficiency.

A new common flue system suitable for the new Boilers was installed into the Boiler Room and all equipment linked into a common header. The new flue rises through the existing brick chimney and terminates on exit complete with a weather sealing plate and end stub and we re-instated the brickwork around the new flue.

We installed a new Gas Interlock System including Gas Interlock Panel with Key Operation, Current Reader and Remote Emergency Stop Input, Carbon Dioxide Monitor and Remote Emergency Gas Shut Off Buttons on each of the Kitchens.

We also completed the finished look by painting the floor of the Boiler Room, using specialist floor paint to complete the refurbishment.
